What should I do first about a water stain on the ceiling?
Find out where the water came from. A stain only shows that water got in; painting over it while the leak is still there means it comes back. The usual sources are a roof leak, an upstairs bathroom (a toilet, tub or shower seal) or an air-conditioning line. The leak gets fixed first, by a roofer or plumber if needed.
Is a sagging ceiling dangerous?
It can be. Wet drywall is heavy and can come down. If a ceiling is sagging or bulging with water, keep people out of the room, put a bucket under it and call for help the same day. Don’t push on it.
Can a water-stained ceiling be painted over?
Only if the drywall is dry and still firm. Press gently near the stain: if it feels solid, the stain is sealed with a stain-blocking primer and the ceiling is painted. Regular paint lets water stains bleed straight back through, so the primer matters.
If it feels soft, crumbles or sags, that section is cut out and replaced.
How is water-damaged ceiling drywall replaced?
- The area under the ceiling is covered and protected
- Wet or soft drywall is cut out back to solid, dry board
- The space above is checked and left to dry fully
- A new piece is screwed to the ceiling joists, then taped and finished
- The ceiling texture is matched
- Stain-blocking primer, then ceiling paint
Why ceilings in Atlanta take on water
Heavy summer thunderstorms test every roof, and humid summers mean air-conditioning lines run constantly, so a clogged drain line can drip into the ceiling below for weeks before anyone notices. A small stain caught early is a small repair.
How much does ceiling drywall repair cost in Atlanta?
It depends on how big the damaged area is, whether it can be sealed or has to be cut out, the ceiling height, the texture and how much of the ceiling needs repainting.
A small ceiling repair often fits a Honey-Do Day: $350 for a half day (4 hours) or $600 for a full day (8 hours). Whole ceilings are quoted as a project.
Every price depends on the job and can change once Ramzi sees it. Text Ramzi a few photos for the final price, agreed before any work starts. Estimates are free.
Handyman jobs only: small fixes, adjustments and installs like mounting a TV, fixing a sticky door, hanging shelves and furniture assembly. These rates are for one person working alone. If the job needs more than one person, the price will change.
